Lodge a new planning application online

The type of development can change the application process, required information and cost. Before lodging your application, find out what is required.

To save time and money, meet with a planner before you lodge. We can guide you through the application process.

To discuss your proposal you will need:

  • proposed plans
  • a recent certificate of title
  • photos of the site and surroundings.

What do I need to apply online?

A certificate of title

We need a certificate of title to understand if there are limits to the development of your land.

It needs to include:

  • a registered search statement
  • a plan of subdivision
  • any restrictive covenants, agreements or encumbrances.

The certificate cannot be more than 90 days old.

Get a current certificate of title from www.landata.vic.gov.au.

A development plan

A development plan shows a detailed example of your concept - things like room sizes, wall heights and window details. It helps us understand how the proposal fits within your site and the impacts it might have on your neighbours.

Please make sure your development plan includes:

  • boundary setbacks
  • outdoor dimensions, and
  • a roof plan.

Is your project cost over $1,076,000?

You will need to pay the Metropolitan Planning Levy to the State Revenue Office.

After paying, you will receive a certificate to lodge with your application.

Are you removing 2 or more trees?

You will need to supply an arborist report. We need this to understand what type of trees are on your property and if they are healthy.

Are you proposing 2 or more new dwellings?

It is best to speak to a planning professional for large projects. They will need to supply a:

  • planning report
  • materials schedule
  • landscape plan.

We need these to help us understand exactly what you are proposing and how it fits into the surrounding area.

How can I pay?

You can pay with Visa, Mastercard or American Express. Visa and Mastercard incur a surcharge of 0.69% whilst American Express is 1.4%.

What happens after I lodge?

Who manages my application?

We will allocate your application to one of our planners. This is based on whether you have met with a planner prior to lodging, the complexity of the project and current team workloads.

Once your application is allocated to a planner, we will let the applicant know.

You will know who's managing your application within 5 working days.

What do we check first?

We will perform a brief check of what is required based on the planning scheme. This is to see if no permit is required or your proposal is prohibited.

If this is the case, you will have an opportunity to withdraw the application and request a refund.

Who do we discuss your application with?

To avoid confusion, we only discuss the application with the applicant or a meeting where they are present. The applicant may be an industry professional like a planner, architect or draftsperson.

During the process, there may be a consultation meeting with neighbours. This meeting requires the applicant to attend.
