What is the planning permit process?

What are the key steps to the planning process?

1. Request a phone call or meeting

When preparing your application, it is best to request a phone call or meeting with us early to discuss your proposal. We will help you make sure you have everything you need to avoid delays in the approval process.

2. Submit a planning permit application

Finalise and submit your application, making sure to include all required information to avoid delays.

3. We will review your application and provide feedback

We may request further information from you. You can choose to amend your proposal in response to any feedback we provide.

4. Your application may be advertised, and the community can object to it

If your planning permit application involves use or development of land that affects other houses, units or businesses, your application may be advertised. Other people in the community may lodge an objection to your planning application. If advertising is not required, you will skip to step 6.

5. If objections are received, you may have a consultation meeting

If there are objections you may be asked to attend a consultation meeting to see if mutually agreeable solutions can be found.

6. A decision is made about your application

Your application is formally assessed and a decision is made. There are 3 types of decisions that can be made on a planning permit application, these are:

  • Issue a permit
  • Issue a notice of decision to grant a permit
  • Refusal to grant a permit

7. You can appeal to VCAT

An applicant or objector can appeal a decision at the Victorian Civil and Administrative Tribunal (VCAT).

8. Make sure you comply with your permit conditions

Once a planning permit is issued, it is your responsibility to make sure that the land use or development is consistent with the permit conditions.
